Commercial Closings

Multi-party. Multi-document. Without drama.

Overview

About commercial closings

Commercial closings are exponentially more complex than residential. Multiple lenders. Multiple entity parties. Title issues, environmental issues, lease estoppels, due diligence deliveries, and sometimes 1031 exchange coordination — all converging on a closing date.

Polo | Pimentel Law handles commercial closings across asset classes — office, retail, industrial, mixed-use, and multi-family — with the attention to documentation and timing that commercial transactions require.

We coordinate with lenders' counsel, seller's counsel, broker, property manager, and any required third parties (environmental consultant, surveyor, zoning counsel) to deliver a clean closing on the scheduled date.

Title requirements, survey review, UCC searches, estoppel certificates, subordination and non-disturbance agreements, and the lender's closing checklist.

Post-closing compliance

Recording of instruments, UCC filing, issuance of final title policies, and any required state or local filings.

FAQ

Questions we hear

Either. On deals where we represent buyer or seller, we often also serve as the closing agent through our affiliated title operation — or we coordinate with the lender's designated closing agent.
