Overview

About this practice

Real estate is the largest financial transaction most people and most businesses ever make. Polo | Pimentel Law represents buyers, sellers, lenders, investors, and developers across the full spectrum of Florida real estate — single-family homes, condos, townhomes, multifamily, office, retail, industrial, mixed-use, and land — with aggregate closed transaction values exceeding $100 million.

Our practice covers the full lifecycle: deal structuring, LOI and contract negotiation, due diligence, title review, survey and environmental review, lender coordination, entity formation, closing, and post-closing litigation when a transaction goes sideways. We hand nothing off.

This is the hub for our nine dedicated real estate services and six title and closing services. Each has its own deeper page with the kind of depth no other firm in our market offers — buyer and seller representation, FIRPTA, deed transfers, short sales, opinions of title, hard money lending, residential closings, commercial closings, refinances, paymaster services, and more.

We close in English, Spanish, and Haitian Creole. For homebuyers in Little Haiti, Miami Gardens, and North Miami who have never had access to a real estate attorney in their language — and for foreign-national buyers who need full representation through a U.S. closing — we are here.

What we handle

Matters we take on

Residential transactions

Single-family homes, condominiums, townhomes, and investment property purchases and sales. Contract review, inspection period management, financing contingency tracking, HOA and condo association review, closing attendance, and post-closing follow-up.

Commercial transactions

Office, retail, industrial, mixed-use, multifamily, and land transactions across Florida. From letter of intent through funding, with the documentation, due diligence, and lender coordination that commercial deals require.

Buyer and seller representation

Full representation on either side of a transaction — but never both sides of the same deal. Whether you are a first-time buyer, a foreign-national investor, a developer, or a family selling a property held for decades, we represent only your interests.

Lease negotiation and drafting

Residential, commercial, retail, industrial, and ground leases. We draft leases that work ten years into a tenancy — not just on signing day. Both landlord and tenant representation.

Title, closings, and deeds

Owner's and lender's title insurance, attorney-led closings, deed transfers (warranty, quitclaim, special warranty, Lady Bird), and trust/LLC retitling. See our dedicated Title & Closing pages for each service.

Due diligence and risk assessment

Title review, survey review, zoning and land-use verification, environmental review coordination, lien searches, and permit history review. We surface problems before closing, not after.

Land use and zoning

Zoning verification, variance and special exception applications, platting, rezoning strategy, and land-use compliance. We coordinate with local planning departments across Miami-Dade and beyond.

Real estate disputes and litigation

Quiet title, boundary disputes, specific performance, purchase contract disputes, lease litigation, foreclosure defense, and post-closing claims. The same attorneys who drafted the contract litigate it when needed.

FAQ

Real Estate — questions we hear

Not legally — Florida does not require an attorney to close on residential property, and most commercial closings can technically proceed without one. But the realtor, lender, and title company each have their own interests in the deal. Only an attorney represents you. For commercial transactions especially, the contract, title, survey, and financing issues are too consequential to handle without counsel who is loyal to your position alone.
